The Caritas University cut-off mark for Estate Management is 150 in the UTME for 2026/2027, because 150 is JAMB’s minimum for all Nigerian universities this year. Caritas’s admissions page says candidates with “140 and above” can apply, but scores from 140 to 149 fall below JAMB’s floor and cannot be admitted on JAMB CAPS. Caritas has published no separate Estate Management cut-off and sets no written post-UTME test. One rule is unusual: JAMB’s brochure says Caritas takes no Direct Entry candidates for this course.
2027/2028 update: Caritas cut-off marks usually stay the same from one year to the next, so the figures on this page are what 2027/2028 candidates should plan with. They come from the latest official notice (2026/2027). If the 2027/2028 notice changes anything, we will update this page.
Estate Management is on JAMB’s course list for Caritas University under that exact name, and Caritas lists it in its Faculty of Environmental Sciences for 2026/2027. The NUC’s latest published result is Full accreditation, maturing in 2029. Its report on the visit of 28 November 2024 gives the programme 81.60%.
Estate surveyors and valuers are registered by the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON). I found no ESVARBON list or report that names Caritas, so that status is not confirmed. This page covers the 150 floor, the subject rules (business-type UTME, science-type O’level), the Direct Entry restriction, what the NUC panel found and how to apply.
No Direct Entry
JAMB’s brochure carries a Caritas remark for Estate Management that reads “No Direct Entry”. If you hold A’Level, JUPEB, IJMB, ND or HND results, ask Caritas in writing before you register for Direct Entry with Caritas Estate Management as your choice. The UTME route into 100 level is the one the brochure confirms.

140 or 150: which Caritas Estate Management cut-off is right?
Caritas’s admissions page for 2026/2027 says candidates who scored “140 and above” can apply, whether or not they chose Caritas first. JAMB’s policy meeting of 11 May 2026 set 150 as the lowest UTME score any Nigerian university may admit with for the 2026/2027 session. A university may ask for more than 150 but never less.
The JAMB figure wins because of CAPS. Every admission has to go through JAMB’s Central Admissions Processing System, and JAMB has said admissions done outside CAPS are illegal. A candidate on 143 cannot be offered Estate Management at Caritas on CAPS, so a 140 printed on the school’s website does not help.
Caritas has another admission notice on its website, headed for the 2025/2026 session, and its body still talks about a minimum score “in the 2019 JAMB UTME” and a closing date of 15 February 2025. That shows how much of the school’s admission text is carried forward from year to year. Treat 140 as an old Caritas number and 150 as the one that decides your admission.
Scored between 140 and 149?
- Rewrite the UTME in 2027: aim well above 150 so the floor never becomes a question, and keep Caritas and the exact course name on your form.
- Think twice about JUPEB for this course: JUPEB leads to Direct Entry, and the brochure says Caritas takes no Direct Entry into Estate Management. JUPEB could still take you into Estate Management at a school that accepts Direct Entry, or into another Caritas course.
- Look at a polytechnic ND: JAMB’s 2026/2027 minimum for polytechnics is 100. An ND followed by Direct Entry takes longer, but you keep moving. An ND in Estate Management is the closest polytechnic course. ESUT’s brochure remark, for example, accepts ND or HND in Estate Management for Direct Entry; Caritas’s does not.
Caritas Estate Management cut-off mark history
| Session | Figure | What it is | How to read it |
|---|---|---|---|
| 2026/2027 | 140 | Caritas’s stated minimum (“140 and above”) for all courses | Official Caritas page, but below JAMB’s floor |
| 2026/2027 | 150 | JAMB minimum for every university | The figure that applies |
| 2025/2026 (as headed) | 140 | Minimum in a Caritas notice whose body mentions the 2019 UTME and a February 2025 closing date | Official but recycled text |
| Any year | None | A separate Estate Management cut-off | Not found in any Caritas notice |
Blogs such as O3schools (January 2026) and Studentship repeat Caritas’s 140 and the absence of a written post-UTME test. None of them mentions JAMB’s 150 floor, and none gives a Estate Management figure from an official Caritas source.
Safe target score for Caritas Estate Management
Caritas does not publish how many people apply for each course or the lowest score it admitted last year. The bands below are my advice as an admissions adviser, based on how private universities in the South East fill courses like this one. They are not a Caritas rule.
| Your UTME score | My read for Estate Management at Caritas |
|---|---|
| Below 150 | Cannot be admitted on CAPS for 2026/2027 |
| 150 to 159 | Eligible. A place is realistic with the right subjects and O’level |
| 160 to 179 | Comfortable |
| 180 and above | Strong |
For the 2027 UTME I would aim for at least 165. Estate Management usually draws fewer applicants than Architecture at private universities, but with no Direct Entry route at Caritas the UTME is your only door, so a margin above the floor is worth having.
Caritas Estate Management subject combination and O’level requirements
| Requirement | What applies to Estate Management at Caritas |
|---|---|
| Course name to pick on JAMB | Estate Management |
| UTME subjects (JAMB brochure) | Use of English, Mathematics, Economics and one other subject |
| Caritas remark on UTME | None; JAMB’s general rule applies |
| Combination I recommend | English, Mathematics, Economics and Geography (Physics or Chemistry also fit) |
| O’level (JAMB brochure) | Five credits including Chemistry, Mathematics and English Language |
| O’level (Caritas Faculty of Environmental Sciences) | English, Mathematics, Physics, Chemistry, Biology or Agricultural Science |
| Direct Entry (Caritas remark) | No Direct Entry |
| Sittings and exam bodies | Not more than two sittings; WAEC, NECO and NABTEB can be combined |
| Awaiting results | Accepted if results will be available at resumption |
Estate Management is the odd course in Caritas’s Faculty of Environmental Sciences. The UTME rule is business-flavoured, with Economics compulsory, while the faculty’s O’level list is science-based, with Physics and Chemistry. Arts and commercial students get caught by the O’level; science students get caught by the UTME if they skip Economics.
Neither O’level list names Economics, but you sit it in the UTME and the degree is built on economics, so I would get the credit. Six credits cover everything: English, Mathematics, Physics, Chemistry, Biology (or Agricultural Science) and Economics.
For the fourth UTME subject, JAMB’s general rule says only “one other subject”. Geography is the common choice for property and land courses. Physics or Chemistry also fit, and they line up with the faculty’s O’level list.
Direct Entry into Estate Management at Caritas
JAMB’s brochure has a Caritas-specific Direct Entry remark for this course: Caritas takes no Direct Entry into Estate Management. The general brochure rule (two A’Level passes from Mathematics, Economics, Geography, Biology and Physics) applies at other universities, not at Caritas while the remark stands. What that means for you:
- A’Level, JUPEB or IJMB holders: plan for UTME entry into 100 level at Caritas, or Direct Entry into Estate Management elsewhere.
- ND or HND holders in Estate Management: some universities accept you for Direct Entry (ESUT’s brochure remark names ND and HND in Estate Management); Caritas’s remark does not.
- Anyone told otherwise by an agent: ask the Caritas admissions office for written confirmation before registering Direct Entry with Caritas.
If you have already registered for Direct Entry with Caritas Estate Management, contact the Caritas admissions office quickly. If it confirms it cannot admit you, a JAMB change of institution or a change of course to an option that accepts Direct Entry is the way to rescue the session.
Is there a Caritas post-UTME for Estate Management?
No. Caritas’s admission notice says there is no post-UTME screening test, and earlier notices and admission blogs say the same thing. Keep in mind that the notice is recycled text (it still refers to the 2019 UTME), so ask the admissions office to confirm the rule for your own session. The no-test policy has held for several years.
With no test, Caritas works from your file. It checks that your UTME score is at least 150, that your UTME subjects fit Estate Management, that your O’level has the credits the faculty asks for, and that the result is uploaded on CAPS. The admissions page also says candidates who did not choose Caritas first can apply, and that candidates awaiting results can apply if the results will be out by resumption.
Worked example (illustrative)
Caritas has published no aggregate formula, and without a test there is nothing to add to your UTME score. What you can do is check your own file against each requirement. The two candidates below are made up to show how.
Chukwudi scored 171 with English, Mathematics, Economics and Geography. His WAEC shows B3 in English, B3 in Mathematics, C4 in Physics, C5 in Chemistry, C6 in Biology and B2 in Economics, all in one sitting.
- Score: 171 minus 150 = 21. He clears JAMB’s floor by 21 marks.
- UTME subjects: Mathematics and Economics, plus Geography as the other subject.
- O’level: Chemistry for JAMB’s list, Physics and Biology for the faculty list, and Economics as well.
- Verdict: his file meets every published rule once the O’level is on CAPS.
Amara has an HND in Estate Management from a polytechnic and wants to join Caritas at 200 level by Direct Entry. The brochure remark says Caritas takes no Direct Entry for this course. Her options are to apply by UTME into 100 level at Caritas, or to register Direct Entry for a university whose remark accepts the HND, such as ESUT. She should not pay anyone who promises a Caritas Direct Entry slot.
How to apply for Estate Management at Caritas University
- Create your JAMB profile: text NIN, a space and your 11-digit NIN to 55019 or 66019 from the phone number linked to your NIN. JAMB replies with a profile code.
- Register for the UTME: choose Estate Management at Caritas University and write English, Mathematics, Economics and (my advice) Geography. If you already picked another school first, Caritas says you can still apply, but you will need a JAMB change of institution so the offer can be made on CAPS.
- Check and print your result: you need 150 or more. Our guide on checking your JAMB result covers the steps.
- Upload your O’level on CAPS: go to a JAMB-accredited centre with your result details. Without the upload, Caritas cannot recommend you.
- Apply on the Caritas website: start from caritasuni.edu.ng/admissions. The page says 2026/2027 admission is open, but it does not show a form fee or a closing date, so confirm both with the admissions office (info@caritasuni.edu.ng) before you pay.
- Accept the offer on CAPS: log in at efacility.jamb.gov.ng, open Check Admission Status, then Access my CAPS, and accept when the offer appears. Our JAMB CAPS guide explains each status.
- Pay acceptance and school fees and clear: Caritas has not published 2026/2027 amounts. Get the official figures and the university’s own account details before paying anything.
JAMB set 30 November 2026 as the 2026/2027 admission deadline for private universities (News Agency of Nigeria, 11 May 2026). Caritas says its 2026/2027 admission is open, so any offer for this session has to show on CAPS before that date.
Fees are the biggest gap in what Caritas publishes. Its recent notice says fees were “recently revised” without listing amounts, and the fee tables that blogs reprint are from 2021/2022. The admissions page also links to the NELFUND student loan portal (portal.nelf.gov.ng); ask the bursary whether Caritas students can apply in your year.
Studying Estate Management at Caritas University
Estate Management sits in Caritas’s Faculty of Environmental Sciences with Architecture and Urban and Regional Planning, on the Amorji-Nike campus in Enugu. Nigerian Estate Management degrees run for four or five years depending on the university; Caritas has not stated its duration on the pages I read, so ask.
What you study
- Land and property: land economics, land tenure and real property law.
- Valuation: principles and methods of valuation for sale, rent, mortgage, insurance and compensation.
- Management: property and facilities management, estate agency and property investment.
- Technical courses: building construction, land surveying and the use of equipment such as theodolites and GPS.
- Practice: feasibility and viability appraisal, SIWES industrial training and a final-year project.
Accreditation and professional approval
NUC: the NUC report on Caritas Estate Management records Full accreditation with 81.60% after the visit of 28 November 2024, and the NUC’s compiled results give a maturity date of 2029. The panel’s findings are set out below.
ESVARBON: the Estate Surveyors and Valuers Registration Board of Nigeria registers estate surveyors and valuers, and the Nigerian Institution of Estate Surveyors and Valuers (NIESV) is the professional body. I found no ESVARBON accreditation list or report naming Caritas, so I cannot confirm whether its graduates get any exemptions. Ask the department in writing.
Careers after Estate Management
- Estate surveyor and valuer in private practice, after professional registration.
- Property and facilities management for companies, estates and shopping centres.
- Valuation for banks, mortgage institutions and insurers.
- Land administration and property work in government ministries and agencies.
- Real estate development, agency and investment analysis.

What the NUC panel found in Estate Management at Caritas
The NUC visited Caritas Estate Management on 28 November 2024. The programme scored 81.60% and was granted Full accreditation, which needs at least 70% in each of the four core areas.
| Area | Score | Share of the marks |
|---|---|---|
| Academic Matters | 31 | 83.78% |
| Staffing | 32 | 91.43% |
| Physical Facilities | 19 | 70.37% |
| Library | 13 | 72.22% |
| Funding | 2 | 66.67% |
| Research and Collaborations | 3 | 100.00% |
| Employers’ Rating | 2 | 100.00% |
Staffing was the programme’s strongest core area. Physical Facilities only just passed the 70% line, and the panel’s list of problems points the same way:
- Final-year projects were not supervised closely enough.
- Practical work did not cover the whole curriculum (the NUC’s CCMAS).
- Internal quality assurance was not working well.
- Fewer than 70% of academic and non-academic staff had taken part in staff development.
- Equipment was inadequate; the panel asked for GPS units, theodolites, a total station and measuring tapes.
None of this stopped the Full result. It does tell you what to check if you visit: ask to see the surveying equipment and how fieldwork for valuation and land surveying courses is organised.
Mistakes Estate Management applicants make at Caritas
- Planning with 140: any score below 150 cannot be admitted on CAPS in 2026/2027.
- Registering Direct Entry for Caritas Estate Management: the brochure says Caritas takes none.
- Leaving out Economics in the UTME: it is compulsory for this course, even though the faculty is science-based.
- No Physics or Chemistry credit: commercial students often lack them, and Caritas’s faculty list asks for both.
- No O’level on CAPS: a good score without an uploaded result stalls your file.
- Paying for a “slot”: there is no test to help you pass. Real offers show on your CAPS page.
- Stopping after CAPS acceptance: acceptance fee, clearance and course registration at Caritas are separate steps.

Sources and updates
Caritas University’s admissions page and faculty pages (read on 30 October 2026) give the “140 and above” figure, the open 2026/2027 session, the rules for candidates who did not choose Caritas first and for awaiting results, and the faculty O’level list. The no-test rule and the references to the 2019 UTME and a 15 February 2025 closing date come from Caritas’s notice headed for the 2025/2026 session, signed by the Registrar, M. I. Onwuka. The 150 minimum, the rule that admissions must go through CAPS and the 30 November 2026 deadline for private universities come from the News Agency of Nigeria report of 11 May 2026. The course name is from JAMB’s course list for Caritas University and the subject and Direct Entry rules from the JAMB brochure entry for Estate Management, both reprinted by Myschool. NUC status is from the NUC Accreditation Results 1990 to 2025, published in September 2026. The 2024 visit, score and panel findings are from the NUC accreditation report for Caritas Estate Management. I searched for ESVARBON lists naming Caritas and found none. The safe target scores and the worked examples are my own advice. Checked on 30 October 2026. This page will be updated when Caritas publishes its 2027/2028 admission notice.
