UNN Cut-Off Mark for Estate Management 2027/2028: Entry Requirements and Subject Combination

UNN needs 160 in the UTME to screen for Estate Management in 2027/2028 and has published no departmental cut-off. See the JAMB combination, UNN’s O’level rule, Direct Entry, an aggregate example and the score to aim for.

The UNN cut off mark for Estate Management for 2026/2027 is 160 in the UTME, the score you need to apply for screening with UNN as your first choice. That figure comes from the University of Nigeria’s 2026/2027 screening notice of 13 July 2026. UNN has not published a departmental merit or catchment cut-off for Estate Management for 2026/2027 or for 2025/2026, so any “official” Estate Management figure you see online did not come from the university.

2027/2028 update: UNN cut-off marks usually stay the same from one year to the next, so the figures on this page are what 2027/2028 candidates should plan with. They come from the latest official notice (2026/2027). If the 2027/2028 notice changes anything, we will update this page.

You will also see 200 quoted. That is the minimum UNN declared at the JAMB 2026 policy meeting on 11 May 2026, as reported by Vanguard. UNN still invited candidates from 160 for screening, but its declared benchmark was 200, and the score that actually gets you into Estate Management is decided by ranking against other applicants. Below are the subject combination, UNN’s own O’level rule from the department, Direct Entry, how screening ran, an aggregate example, merit and catchment, and the score I would aim for.

Keep the two kinds of cut-off apart. The general cut-off (160) only lets you into the screening pool. The departmental cut-off is the lowest score admitted into Estate Management after UNN ranks everyone on merit and catchment, and UNN does not publish it. Where I give a target score, I label it as my advice.

UNN Estate Management cut-off history

These are the only figures that trace back to UNN or JAMB. None of them is specific to Estate Management.

One education blog lists Estate Management at UNN at about 180 to 200 for “2025/2026”. It calls its numbers estimates from trends and does not say whether they are UTME scores or aggregates. Treat that as an unofficial estimate, not a UNN cut-off. Cut-offs also move every year with the number of applicants and places, so last year’s line is a rough guide at best.

JAMB subject combination for Estate Management at UNN

Estate Management sits between economics and the built environment, and its entry rules show it. Economics is the subject that trips people up: it is required in the UTME and as an O’level credit, and science students who skipped Economics in SS1 to SS3 often find out too late.

RequirementWhat you need for Estate Management at UNN
UTME subjectsUse of English, Mathematics, Economics, plus one other subject (Geography is a sensible fourth)
O’levelFive credits including English Language, Mathematics and Economics, plus two from Physics, Chemistry, Biology, Geography, Fine Arts, Technical Drawing, Agricultural Science or Building Construction
SittingsNot more than two
Direct Entry (into Part II)Degree in a related discipline or HND in Estate Management; or HSC, GCE A’level or OND in Estate Management, plus the O’level requirements above and any Part I remedial courses the department sets
Minimum UTME to apply160, with UNN as first choice

The O’level and Direct Entry rules come from the department’s own admission page on estate.unn.edu.ng. Myschool’s reprint of the JAMB brochure carries a UNN remark that matches it: five credits at not more than two sittings in Mathematics, English Language and Economics, plus two others, one of which must be a science subject. So pick your two extra credits with that in mind. Geography with Physics, or Geography with Technical Drawing, covers both rules.

The brochure gives the UTME combination as Mathematics, Economics and one other subject, alongside Use of English, with no extra UNN remark. I could not open JAMB’s own IBASS brochure from here, so confirm the combination on your JAMB profile before you register.

A quick O’level check before you apply

  • English Language: credit (C6 or better).
  • Mathematics: credit, not a pass.
  • Economics: credit. Without it you cannot be considered.
  • Two more credits from the department’s list, with at least one science subject.
  • No more than two sittings, and names on WAEC or NECO must match your JAMB record exactly.

UNN screening for 2027/2028: what Estate Management candidates had to do

UNN did not run a written post-UTME test for 2026/2027. The Registrar’s notice of 13 July 2026 described an online screening registration only, with no test date and no exam format. If a website is selling you “UNN post-UTME past questions for 2026/2027” as preparation for Estate Management, know that the official notice did not mention any paper.

ClosedMidnight, Wednesday 5 August 2026
Fees₦2,000 application fee plus ₦3,300 processing fee (₦5,300 in total), paid through Remita

The portal route was unn.edu.ng, then UNN Portal at the top right (unnportal.unn.edu.ng), then Prospective Students and the 2026/2027 screening form. You entered your JAMB registration number, generated and paid the invoice, came back to fill personal and O’level details (including centre and exam numbers), uploaded your documents, reviewed, submitted and printed the acknowledgement slip. The notice warned that date of birth cannot be changed after submission.

The window is closed. If you did not register by 5 August 2026, UNN cannot consider you for 2026/2027, whatever your score.

How UNN ranks Estate Management candidates (aggregate example)

UNN has not published its aggregate formula. Neither the 2026/2027 screening notice nor the 2025/2026 advert notice gives weights or grade points. The 2025/2026 advert notice did refer to a separate screening score with a 160 threshold, but it did not say how that score is worked out.

Several Nigerian education blogs describe the same method, and it is the one you will see most often: 60% of your UTME score plus 40% of an O’level score built from four relevant subjects, where A1 = 100, B2 = 90, B3 = 80, C4 = 70, C5 = 60 and C6 = 50. Treat the example below as an illustration of that blog method. It is not an official UNN formula.

StepWorking
UTME score220
O’level: English LanguageC4 = 70
O’level: MathematicsB3 = 80
O’level: EconomicsB2 = 90
O’level: GeographyC5 = 60
O’level total (out of 400)300
60% of UTME220 × 0.6 = 132
40% of O’level300 × 0.4 = 120
Aggregate (out of 400)132 + 120 = 252

That candidate lands on 252 out of 400 on the blog method. Moving the Economics credit from C5 to B2 adds 30 O’level points, which is 12 aggregate points, the same as 20 extra UTME marks. Since UNN has not said which four subjects it counts, use this only to see how your grades shift your position.

Merit, catchment and ELDS for Estate Management at UNN

UNN is a federal university, so it works under the federal admission guideline that is widely reported as 45% merit, 35% catchment and 20% educationally less developed states (ELDS). UNN has not published its own split for any course, so read that as the national policy rather than a UNN figure.

  • Merit: the top scorers in the course, from any state, fill this list first. It is where the highest cut-off sits.
  • Catchment: UNN has not published its catchment list. It is generally understood to be the South-East states; confirm on JAMB CAPS or with the UNN admissions office before you count on it.
  • ELDS: this is a federal designation. UNN does not publish its own ELDS list, and I would not rely on any blog that names states “for UNN”.
  • State of origin: the state on your JAMB profile is what counts, and UNN asks for an LGA identification letter as proof during screening.

Estate Management at UNN draws heavily from the South-East, where property and land work is a familiar career, so the catchment list matters for many applicants. UNN has not said how many places the department has for 2026/2027, and nobody outside the admissions office can tell you where the merit or catchment line will fall.

What score should you aim for in Estate Management at UNN?

My advice (not a UNN figure): aim for 210 or more in the UTME, and 220 or more if your O’level grades are mostly C5 and C6. Estate Management is less crowded than Law, Medicine or Accountancy, but 160 alone leaves you with almost no margin, and UNN declared 200 as its benchmark.

Your UTME scoreMy reading for Estate Management at UNN
Below 160Not eligible for UNN screening
160 to 199Eligible to apply, but below UNN’s declared 200; keep a backup plan
200 to 209Possible, more so on catchment with good O’level grades
210 to 229A reasonable position for most candidates
230 and aboveStrong position on merit

Warning

JAMB’s 2026 policy gives candidates four weeks to accept an admission offer on CAPS. An offer left unaccepted after that can be withdrawn and given to someone else, so check CAPS every few days once UNN starts releasing lists.

  1. Get or recover your JAMB profile code: text NIN, a space and your 11-digit NIN (for example, NIN 12345678901) to 55019 or 66019 from the phone number linked to your NIN. JAMB replies with your profile code, which you need for registration and other JAMB services.
  2. Make UNN your first choice: UNN screens only candidates who chose it first. If you are planning for 2027, pick UNN and Estate Management at registration so you do not pay for a change of institution later.
  3. Upload your O’level to CAPS: your WAEC, NECO or NABTEB result has to show on your JAMB profile. For 2026/2027 UNN asked for the upload to CAPS and the UNN portal by 5 August 2026. A JAMB-accredited CBT centre can do the CAPS upload for you.
  4. Register for UNN screening: when the next notice comes out, fill the form on unnportal.unn.edu.ng, pay through Remita and print your acknowledgement slip.
  5. Check CAPS: log in at efacility.jamb.gov.ng, click Check Admission Status, then Access My CAPS and Admission Status. On a phone, switch your browser to desktop view first.
  6. Accept or reject: read the course name carefully, then click Accept. If you see a Transfer Approval, UNN is offering you a different course, and you must respond to that before anything else.
  7. Print your JAMB admission letter and pay acceptance: after CAPS, pay UNN’s acceptance fee on the UNN portal. Blogs report it as ₦25,000, but I found no official 2026/2027 figure, so confirm the amount on the portal before you pay.
  8. Clearance: follow your faculty’s clearance instructions with your original documents. Nobody can “secure” a place for you on CAPS for money.

UNN’s homepage already carries 2026/2027 notices for its primary admission list, its Direct Entry list and lists for candidates with disabilities and foreign candidates, and Myschool reported on 25 October 2026 that the list is checkable on CAPS. JAMB also told public universities to conclude 2026 admissions by 31 October 2026. Our JAMB CAPS guide explains every status message you may see.

Studying Estate Management at UNN

UNN’s Estate Management department is one of the oldest in Nigeria. Its history page says sub-professional courses started at the Enugu branch of the College of Arts, Science and Technology in late 1957, that the college became UNN’s Enugu Campus in 1961, and that the first B.Sc. intake came in September 1963. The M.Sc. followed in 1980 and the PhD in 1983. The department is in the Faculty of Environmental Studies, which UNN runs at the Enugu Campus (UNEC), not Nsukka.

The B.Sc. runs for a minimum of 10 semesters (five years) for candidates admitted with SSCE, with a maximum extension of four semesters. To graduate you need at least 184 credit units, a semester of industrial work at an approved organisation with a written report, and a research project.

AreaWhat it covers
Property valuationWorking out what land and buildings are worth for sale, rent, mortgage, rating and compensation
Feasibility and viability appraisalTesting whether a property development will pay before money goes into it
Property managementRunning rented and commercial property, tenants and maintenance
Land economics and lawLand tenure, land use law and the economics of land markets
Building technology and town planningHow buildings are put up and how land use is planned

Graduates work as estate surveyors and valuers, property and facility managers, valuers for banks and mortgage institutions, land officers in ministries and development authorities, and in real estate investment and development. To practise as a registered estate surveyor and valuer in Nigeria you go through the professional body and its registration board after graduation, so plan for that route if practice is your goal.

Common mistakes Estate Management applicants make

  • No Economics: it is required in the UTME and as an O’level credit.
  • Two extra credits with no science: UNN’s brochure remark wants one of them to be a science subject.
  • Three sittings: the department accepts results from not more than two.
  • Expecting to study in Nsukka: the Faculty of Environmental Studies is in Enugu.
  • Choosing UNN second: UNN screens first-choice candidates only.

UNN cut off mark for Estate Management: frequently asked questions

Is 200 enough for Estate Management in UNN?

It clears UNN’s 160 screening minimum and its declared 200 benchmark, so you are in the running, but it is close to the edge. Good O’level grades or a South-East state of origin help; for a safer position, aim for 210 or more.

Is Economics compulsory for Estate Management in UNN?

Yes. You need Economics in the UTME and a credit in O’level Economics, alongside English Language and Mathematics.

Can I use awaiting result for UNN Estate Management?

No. UNN’s 2026/2027 notice said candidates awaiting results were not eligible; results had to be out and uploaded to CAPS and the UNN portal by 5 August 2026.

Is UNN Estate Management in Nsukka or Enugu?

Enugu. The department belongs to the Faculty of Environmental Studies on UNN’s Enugu Campus (UNEC).
