The Temple Gate Poly Estate Management and Valuation cut off mark you can rely on is 100 in the UTME, JAMB’s national minimum for polytechnics for 2026/2027. Temple Gate Polytechnic, Aba has not published its own cut-off for the ND in Estate Management and Valuation in any year I could trace. The course is on JAMB’s list for the school, and its UTME rule is looser than many candidates expect: Mathematics plus any two subjects from a short list, with no single science fixed.
2027/2028 update: Temple Gate Poly cut-off marks usually stay the same from one year to the next, so the figures on this page are what 2027/2028 candidates should plan with. They come from the latest official notice (2026/2027). If the 2027/2028 notice changes anything, we will update this page.
Temple Gate Polytechnic is a private polytechnic at Abayi, Osisioma, on the Aba side of Abia State. NBTE’s 2020 Directory of Accredited Programmes lists it as a private institution at P.O. Box 3448, Aba, with 2009 as the year the government approved it. On JAMB’s list it carries the short code TEMPLEGATEPOLY, and Myschool’s reprint of that list spells it Temple-gate Polytechnic. Type “Temple” in the institution box when you register and check the full name before you save, because other schools in the South East have similar names.
Temple Gate Poly Estate Management and Valuation cut off mark at a glance
| Item | Position | Status |
|---|---|---|
| JAMB minimum UTME score for polytechnics | 100 | Official, 2026/2027 (JAMB policy meeting, reported 11 May 2026) |
| Temple Gate cut-off for Estate Management and Valuation | Not published | No school figure found for any year |
| Course name on JAMB’s list | Estate Mangement And Valuation (spelt that way on the reprint) | Myschool reprint of JAMB’s course list for TEMPLEGATEPOLY |
| Level | National Diploma (ND) | Entry through the UTME and CAPS |
| UTME subjects | Use of English, Mathematics and any two of Economics, Arts, Physics, Chemistry, Biology | JAMB polytechnic brochure base line; no Temple Gate remark |
| ND tuition reported | ₦55,000 a year (HND ₦70,000) | o3schools, 26 January 2026; unofficial |
| Form fee and screening date | Not published by the school | Blog figure for the form: ₦5,000 (ND) |
| JAMB deadline for 2026/2027 polytechnic admissions | 31 December 2026 | Official (JAMB, reported by NAN) |
Estate Management and Valuation appears in three places: the Myschool reprint of JAMB’s course list for Temple Gate, an older schoolings.org list of the school’s courses, and the o3schools fee list from January 2026, which places it in the School of Industrial and Applied Science Technology. None of these is an admission notice from the polytechnic, so confirm with the school that the department is taking students for your year before you pay for a form.
Estate Management and Valuation cut-off history at Temple Gate Poly
| Session | Figure | What it is | Status |
|---|---|---|---|
| 2026/2027 | 100 | JAMB national minimum for polytechnics and monotechnics | Official |
| 2025/2026 | 100 | JAMB national minimum for polytechnics | Official (reported by Nairametrics, 8 July 2025) |
| Any year | None | Temple Gate figure for Estate Management and Valuation | Never published in any source I found |
JAMB kept the polytechnic minimum at 100 for two sessions in a row, and at its 2026 meeting it said the agreed marks must be strictly followed. A private polytechnic is free to set a higher mark for a course. Temple Gate has not announced one, and blog pages that quote a Temple Gate figure simply repeat JAMB’s 100. Until the school says otherwise, 100 is the floor and nothing published sits above it.
Safe target score for Estate Management and Valuation at Temple Gate (my advice)
Treat this table as an adviser’s judgement. Temple Gate has not released merit lists, applicant numbers or a ranking method, so nobody can give you real odds.
| Your UTME score | My read for ND Estate Management and Valuation at Temple Gate |
|---|---|
| Below 100 | Not eligible for any ND course through JAMB this session |
| 100 to 129 | Eligible; a place is possible if the department is admitting and your O’level is complete |
| 130 to 149 | Good chance. This is the range I would aim for. |
| 150 and above | Strong |
For the 2027 UTME I would aim for 130 or more. Estate Management usually draws fewer applicants than Computer Science or Accountancy at a private polytechnic, so a clean O’level record tends to matter more than a few extra UTME marks. That is a general pattern from polytechnic admissions, not a Temple Gate statistic.
UTME subject combination and O’level for Estate Management and Valuation at Temple Gate Poly
| Requirement | ND Estate Management and Valuation |
|---|---|
| UTME subjects | Use of English plus Mathematics and any two of Economics, Arts, Physics, Chemistry and Biology (JAMB polytechnic brochure base line; no TEMPLEGATEPOLY remark) |
| O’level | Five credits in Mathematics, English Language, a basic science subject and any two of Geography, Economics or Commerce, Physics, Biology, Chemistry, Technical Drawing, Fine Art, Woodwork, Literature in English, Metal Work, Principles of Accounts or Book Keeping, and Government |
| What Temple Gate is reported to ask | Five credits including English Language and Mathematics in not more than two sittings (schoolings.org, unofficial) |
| Awaiting result | Not stated by Temple Gate |
| Direct Entry | Not applicable for ND; enter through the UTME |
Mathematics is the one fixed UTME subject after Use of English. The brochure’s base line then lets you choose any two of Economics, Arts, Physics, Chemistry and Biology. “Arts” is the page’s own word; for most candidates it means Fine Art. Physics is one option among five, so a commercial student with Economics and Biology and a science student with Physics and Chemistry can both qualify.
Other polytechnics tighten this in their remarks. Yaba College of Technology wants Mathematics, Economics and Chemistry or Physics; Kaduna Poly and Offa Poly also build their lists around Economics; and a few federal polytechnics accept Geography. None of the remarks names Temple Gate, so the base line is the rule for TEMPLEGATEPOLY. I would still register Mathematics, Economics and one science such as Physics or Chemistry. That set meets the base line and the stricter remarks, which helps if you later change institution.
At O’level, English Language and Mathematics are fixed, together with one basic science (Biology, Chemistry or Physics). Economics is not compulsory in the general text, but many polytechnics demand it in their remarks and the course leans on economics from the first semester, so I would treat a credit in Economics as close to essential.
Some admission guides say Physics is compulsory in the UTME for this course and list Geography as an option. The brochure entry as reprinted says neither: Physics is optional, and Geography is not in the base line.
Direct Entry and the HND route
You enter an ND through the UTME; JAMB’s Direct Entry route is for degree programmes, and the brochure page for this course has a Direct Entry heading with nothing under it. After the ND, the standard NBTE path is a year of industrial attachment and then an HND, normally with at least a Lower Credit. One schoolings.org page says Temple Gate wants an Upper Credit for HND entry, which is stricter than the NBTE minimum and is not confirmed by the school. The o3schools fee list gives an HND tuition figure for the school that houses Estate Management, which suggests an HND stream, but Temple Gate has not published its HND course list.
How Temple Gate Poly screening works
I found no official screening notice from Temple Gate for 2026/2027 or any earlier session. What is online comes from admission blogs, so use it as a list of things to ask the school about:
- A schoolings.org page on Temple Gate (last modified September 2020) says candidates should be at least 16 in the year of admission and hold five O’level credits, including English Language and Mathematics, in not more than two sittings.
- A later schoolings.org requirements page (March 2026) repeats a UTME score of at least 100, but part of its text was copied from another polytechnic’s page, so I give it little weight.
- An o3schools post (26 January 2026) puts the ND form at ₦5,000, ND acceptance at ₦15,000 and ND tuition for Estate Management at ₦55,000, and says fees are not refunded. It cites no official source beyond a link to a tuition page I could not open.
- The screening format (a test, an interview or a document check) and the dates are not published anywhere I could reach.
Worked example (illustrative)
Take Ngozi, who scored 124 in English, Mathematics, Economics and Physics, with credits in English, Mathematics, Economics, Physics and Geography from one WAEC sitting.
- Eligibility: 124 minus 100 = 24. She clears JAMB’s polytechnic minimum.
- Against my safe target: 130 minus 124 = 6. She is eligible and in a reasonable position if the department is admitting.
- UTME combination: Mathematics plus Economics and Physics fits the base line.
- O’level check: English, Mathematics, a basic science (Physics) and two more from the list (Economics, Geography) make five credits.
- What could have gone wrong: had she sat Geography in the UTME in place of Physics, her combination would sit outside the base line, because Geography appears only in some other schools’ remarks.
Many polytechnics rank applicants by adding a share of the UTME score to a screening score. Only to show how that can work: dividing the UTME score by 8 gives a mark out of 50, and a screening score out of 50 is added. Ngozi’s 124 gives 15.5, and 30 out of 50 at screening would make 45.5 out of 100. Temple Gate has not published any formula, and many private polytechnics admit every eligible candidate who completes the process, so read this as a picture of how both scores could count.
How to apply for Estate Management and Valuation at Temple Gate Poly, step by step
- Get your JAMB profile code: send NIN, a space and your 11-digit NIN to 55019 or 66019 from the phone line linked to your NIN.
- Register the UTME: choose Estate Management and Valuation with Use of English, Mathematics, Economics and Physics or Chemistry, and pick Temple Gate Polytechnic as your polytechnic choice. If you picked another school, do a JAMB change of institution before Temple Gate screens applicants.
- Upload your O’level to CAPS: do it at a JAMB CBT centre once your WAEC, NECO or NABTEB result is out. JAMB cannot consider you for admission until it is there.
- Get the Temple Gate form through a confirmed channel: visit or call the admissions office in Aba, ask for the current form price, the closing date and the screening date, and keep every receipt.
- Attend screening: take your UTME result slip, O’level result, birth certificate or age declaration, and passport photographs.
- Accept on CAPS: log in at efacility.jamb.gov.ng, open Check Admission Status, then Access my CAPS, and accept the offer there. Our JAMB CAPS guide explains each status.
- Pay the acceptance fee and register: get the acceptance and tuition amounts in writing from the bursary before you pay, then complete the medical test and departmental registration.
Warning
Temple Gate Polytechnic has no official website I could confirm, so a page or WhatsApp group that looks official may belong to an agent. JAMB says admissions outside CAPS are illegal. A genuine offer always shows on your CAPS page, and nobody can sell you a guaranteed place.
Your chances of admission into Estate Management and Valuation
- The main trap is the UTME combination: Geography is not in the base line, and Temple Gate has no remark that adds it.
- The second is O’level: you need a credit in a basic science on top of English and Mathematics.
- With 120 or more and a complete set of credits including Economics, I think you are in a good position at a private polytechnic.
- If Estate Management is not admitting, Urban and Regional Planning at Temple Gate is the closest course, but it makes Geography compulsory in the UTME, so check your subjects before you switch. Estate Management at Abia State Polytechnic is another option in Aba.
- JAMB’s deadline for 2026/2027 polytechnic admissions is 31 December 2026, so if you are in the current cycle, keep checking CAPS until then.
Studying Estate Management and Valuation at Temple Gate Poly
Estate Management and Valuation teaches you how land and buildings are bought, sold, let, valued and looked after. Temple Gate has not published its course outline, so this describes the National Diploma in general terms.
- Core areas: principles of valuation, land economics, property management, estate agency practice, and land law and tenure.
- Land and buildings: building construction and materials, elementary land surveying, measurement and drawing.
- Support courses: economics, accounting, statistics, computing and communication skills.
- Practical work: property inspections, rent and value calculations, and short valuation reports.
- Industrial training: a SIWES placement with an estate firm, a bank’s property unit, a lands ministry or a property developer.
Duration and accreditation
The usual NBTE pattern is two years of full-time study for the ND, with SIWES industrial training built in. Temple Gate has not confirmed its own durations. NBTE’s directory lists the polytechnic as a private institution approved in 2009, but I could not confirm the accreditation status of Estate Management and Valuation itself, because the programme tables were not readable in the copies I reached. This matters if you plan an HND elsewhere, since many polytechnics want an ND from an accredited programme. Ask the department for its NBTE accreditation letter before you pay tuition.
Careers
- Assistant in estate surveying and valuation firms
- Property and facility management
- Estate agency, letting and sales
- Property units of banks, mortgage institutions and developers
- Further study: HND in Estate Management, or a degree
In Nigeria, the title of estate surveyor and valuer is controlled by the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON). An ND starts you on that road, and full registration needs further study and professional examinations.

Mistakes Estate Management and Valuation applicants make
- Registering Geography in the UTME: it is not in the base line for this course, and Temple Gate has no remark that adds it.
- Skipping Economics: it is optional on paper, but it is the subject the course builds on and many schools insist on it.
- Forgetting the basic science credit: a commercial student with only Economics, Commerce and Government falls short at O’level.
- Choosing the wrong Temple Gate: check the full name and the TEMPLEGATEPOLY code on the JAMB portal.
- Paying an agent for a place: admission is only real when it shows on CAPS.

The 2026/2027 polytechnic minimum of 100, the 31 December 2026 admission deadline and JAMB’s warning against admissions outside CAPS come from JAMB’s 2026 policy meeting as reported by the News Agency of Nigeria on 11 May 2026; the 2025/2026 figure of 100 is from Nairametrics (8 July 2025). The course list and the TEMPLEGATEPOLY code are from the Myschool reprint of JAMB’s course list for Temple Gate Polytechnic. The UTME subjects, O’level rules and polytechnic remarks for Estate Management and Valuation are from the JAMB polytechnic brochure entry as reprinted by Myschool; no remark on that page names Temple Gate or TEMPLEGATEPOLY. The address, private ownership and 2009 approval year are from NBTE’s 2020 Directory of Accredited Programmes. The age rule and the general five-credit rule are from a schoolings.org Temple Gate page (last modified September 2020), and the fee figures are from an o3schools post (26 January 2026); both are unofficial.
