Abia Poly Estate Management and Valuation Cut-Off Mark 2027/2028 and Admission Requirements

The Abia Poly Estate Management and Valuation cut off mark is JAMB’s polytechnic minimum of 100; no departmental figure is published. See the safe target score, UTME subjects, O’level rules, screening and CAPS steps.

The Abia Poly Estate Management and Valuation cut off mark 2027 candidates should plan with is 100 in the UTME. That is the national minimum JAMB set for polytechnics for 2026/2027. Ogbonnaya Onu Polytechnic, Aba (still listed as Abia State Polytechnic on JAMB’s portal) has not published a separate cut-off for ND Estate Management and Valuation. Blog claims of “120 and above” are unofficial.

2027/2028 update: Abia Poly cut-off marks usually stay the same from one year to the next, so the figures on this page are what 2027/2028 candidates should plan with. They come from the latest official notice (2026/2027). If the 2027/2028 notice changes anything, we will update this page.

Estate Management and Valuation is on the course list in the polytechnic’s 2025/2026 ND/HND advert and on JAMB’s list for the school, so it is an established course. This page sets out the verified figures, a safe target score (my advice), the UTME subject combination, the O’level rules, screening, a worked example and the CAPS steps. Where Abia Poly has published nothing, I say so.

JAMB kept the polytechnic minimum at 100 in both 2025 and 2026. Abia Poly has not published an Estate Management and Valuation figure for any year, so the honest answer to “what is the cut-off” is JAMB’s 100 plus whatever the school’s screening shows.

Safe target score for Estate Management and Valuation at Abia Poly (my advice)

This table is my judgement as an admissions adviser. It is not an Abia Poly rule, and the school has not published merit lists with scores.

Your UTME scoreMy read for ND Estate Management and Valuation at Abia Poly
Below 100Not eligible for any ND course this session
100 to 114Eligible, but borderline
115 to 129Fair chance
130 to 149Good chance
150 and aboveStrong. This is a comfortable range.

For the 2027 UTME I would aim for 130 or more. Estate Management usually draws less pressure than the construction courses, but a margin above the minimum still protects you if the department fills early.

Catchment and state of origin

Abia Poly is owned by the Abia State Government, but it has not published a catchment list or a quota split for 2026/2027. It admits candidates from every state. I would not count on any indigene advantage unless the school’s own notice mentions one.

Abia Poly Estate Management and Valuation subject combination and O’level requirements

RequirementND Estate Management and Valuation
UTME subjects (JAMB wording)“Mathematics and any two (2) of Economics, Arts, Physics, Chemistry, Biology” (plus Use of English)
My suggested UTME combinationEnglish, Mathematics, Economics and one science (Physics, Chemistry or Biology)
O’level (five credits, WAEC/NECO/NABTEB)Credits in Mathematics, English Language and a basic science, plus any two of Geography, Economics/Commerce, Physics, Biology, Chemistry, Technical Drawing, Fine Art, Woodwork, Literature, Metal Work, Principles of Accounts and Book Keeping, and Government
English LanguageA credit is part of the core five
Basic scienceOne credit in a science subject is required
Abia Poly remark in the brochureNone
Interview or practicalNone published

The UTME rule is wide: Use of English and Mathematics, then any two of Economics, Arts, Physics, Chemistry and Biology. The brochure’s word “Arts” most likely means Fine Arts, but it is not spelt out, so I would not rely on it. Abia Poly has no remark, so the general rule is what applies.

My pick is English, Mathematics, Economics and one science. Economics fits the course, since valuation, rent and property markets are economics in practice, and many other polytechnics insist on it in their remarks. The science subject matches the O’level rule that you hold a credit in a basic science.

At O’level you need five credits: Mathematics, English Language, one basic science (Physics, Chemistry or Biology), and two more from the long list in the table. Economics and Geography are the most useful two. Principles of Accounts, Government and Literature are also accepted, which helps candidates from arts and commercial classes.

The 2025/2026 advert reprint mentions “at least four (4) Passes” at SSCE or NECO before the text cuts off. JAMB’s brochure asks for five credits, so plan with five. Abia Poly has not said whether it accepts two sittings for this course. Several other polytechnics cap it at two in their brochure remarks, so confirm before you combine results.

Direct Entry and the HND route

There is no Direct Entry into the first year of an ND, and the brochure’s Direct Entry section for this course is empty. ND Estate Management and Valuation admission is through the UTME and CAPS. After the ND and one year of industrial attachment, you apply to the polytechnic directly for HND, outside CAPS.

For HND admission, a blog (schoolings.org, page updated 12 March 2026) reprinted a notice it credits to the polytechnic’s management: a ₦5,000 form, five O’level credits, an ND at Lower Credit or above, a one-year industrial attachment, and a screening test with no make-up date. I have not seen the original notice, so treat those details as unconfirmed.

How Abia Poly screening works

I could not find an official 2026/2027 screening notice from Abia Poly. Its website did not load for me, and Myschool, which usually reprints polytechnic adverts, has none for this session. What follows comes from the 2025/2026 advert reprinted by Myschool and from a blog description of the 2026/2027 form, so check every detail on the portal.

Aggregate formulaNot publishedUnknown

The exam slip in the blog description points to a written or computer test. Abia Poly has not said how it weighs that test against your UTME score, so prepare for it as you would for the UTME: English, Mathematics and your other subjects.

Worked example for an ND Estate Management and Valuation applicant

Abia Poly has not published an aggregate formula, so start with the margins. Take Emeka, who scored 136 in English, Mathematics, Economics and Biology, with credits in English, Mathematics, Biology, Economics and Geography from one sitting.

  1. Eligibility: 136 minus 100 = 36. Well above JAMB’s minimum.
  2. Against the blog figure: 136 minus 120 = 16.
  3. Against my safe target: 136 minus 130 = 6. That puts Emeka in the good-chance band.
  4. O’level check: English, Mathematics, Biology, Economics and Geography, all from one sitting and uploaded to CAPS.

Many Nigerian polytechnics rank candidates by a mix of UTME score and screening score. Purely to show how such a mix works, take the UTME score divided by 8 (out of 50) plus a screening score out of 50. Emeka’s 136 gives 17, and a screening score of 30 out of 50 would make 47 out of 100. A candidate with 120 and the same screening score would have 45. This formula is an illustration only. Abia Poly has not published one.

Your chances of getting Estate Management and Valuation at Abia Poly

  • Estate Management and Valuation takes candidates from science, commercial and some arts backgrounds, so the pool is wide but rarely the most crowded in the school.
  • A UTME score in the 130s, with credits in Mathematics, English and a science, puts you in a good position.
  • If CAPS offers you Urban and Regional Planning or Quantity Surveying instead, both deal with land and property and lead to related jobs.
  • JAMB asked polytechnics to finish 2026/2027 admissions by 31 December 2026, so offers can come late in the year. Keep checking CAPS.

Get the subjects right before you worry about the score. A candidate with a high score and a wrong UTME subject cannot be offered Estate Management and Valuation, while a candidate with a moderate score and every subject in place can.

How to apply for Estate Management and Valuation at Abia Poly, step by step

  1. Get your JAMB profile code: text NIN, a space and your 11-digit NIN to 55019 or 66019 from the phone line linked to your NIN.
  2. Register the UTME correctly: pick Estate Management and Valuation with English, Mathematics, Economics and one science (Physics, Chemistry or Biology). JAMB still lists the school as Abia State Polytechnic, Aba, even though it was renamed Ogbonnaya Onu Polytechnic in November 2024.
  3. Fix your choice if needed: if Abia Poly was not your choice, do a JAMB change of institution before screening opens. To move into this course from another one, see JAMB change of course.
  4. Upload your O’level to CAPS: do this at a JAMB accredited centre. JAMB cannot offer you admission while CAPS shows no O’level result.
  5. Fill the screening form: on the Abia Poly applicant portal (portal.abiastatepolytechnic.edu.ng), generate the invoice, pay, complete the form, upload your documents, and print the acknowledgement and exam slip.
  6. Sit the screening: go with your slip, UTME result slip and O’level results if a test is held.
  7. Accept on CAPS: log in at efacility.jamb.gov.ng, open Check Admission Status, then Access my CAPS, and accept the offer. Our JAMB CAPS guide explains each status.
  8. Pay acceptance and clear: Abia Poly has not published its acceptance fee in any official source I reached. Pay only through an invoice generated on the school portal, then complete clearance.

Warning

Admission into Abia Poly comes through JAMB CAPS. If anyone offers you a “special list” slot or a “departmental slot” for money, walk away. A genuine offer shows on your CAPS page, and genuine school payments are made through an invoice generated in your name on the polytechnic portal.

If you still need to sit the UTME, read when JAMB 2027 registration starts, and when results come out, see how to check your JAMB result.

Studying Estate Management and Valuation at Abia Poly

ND Estate Management and Valuation sits in the School of Environmental Design and Technology. The course trains technicians who value land and buildings, manage rented property, and help with buying, selling and leasing. The campus is on the Aba to Owerri Road, near the Enyimba International Stadium.

What you study

Abia Poly has not published a course outline online. The topics below are what an ND in this field normally covers under the national curriculum, so treat them as a guide.

  • Principles of valuation and property investment
  • Land law and land tenure in Nigeria
  • Property management, rent collection and tenancy records
  • Building construction basics and building measurement
  • Economics, accounting and statistics for property work
  • Land surveying basics, computer applications and general studies

Duration and accreditation

Under the standard NBTE structure, the ND runs for two years full time. Students who want the HND then do a one-year industrial attachment (SIWES or IT) before applying, and the HND usually asks for an ND at Lower Credit or above. Abia Poly has not published a course-specific timetable, so treat this as the national pattern.

In 2022 the NBTE withdrew Abia State Polytechnic’s accreditation, and reports said students were barred from NYSC mobilisation. The Abia State Government announced on 1 September 2022 that accreditation had been restored after it released ₦450 million and held talks with the NBTE. I could not confirm the current NBTE status of ND Estate Management and Valuation itself, so ask the department, or check the NBTE’s list, before you pay fees.

Careers after the ND

  • Assistant in an estate surveying and valuation firm
  • Property officer for landlords, banks or housing estates
  • Rating and lands officer in local government
  • HND Estate Management and Valuation, then the route to registration with the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON) once you meet its rules

Professional registration rules change from time to time, so check the council’s current requirements before you plan your route.

Mistakes that cost Estate Management and Valuation applicants

  • No credit in a science subject: the brochure asks for one basic science at O’level.
  • Dropping Mathematics in the UTME: it is the one fixed subject after English.
  • Relying on “Arts” as a UTME subject: the brochure does not define it, so a science or Economics is safer.
  • O’level missing on CAPS: JAMB cannot approve an offer without it.
  • Paying an agent for a slot: offers only come through CAPS.

Abia Poly Estate Management and Valuation: frequently asked questions

What are the JAMB subjects for Estate Management in Abia Poly? Use of English, Mathematics and any two of Economics, Arts, Physics, Chemistry and Biology. I would register Economics and one science.

Is Physics compulsory for Estate Management and Valuation? No. Physics is one option. You need one basic science credit at O’level, which can be Physics, Chemistry or Biology.

Can a commercial student study Estate Management at Abia Poly? Yes, if you have credits in Mathematics, English, Economics or another listed subject, and one science. Without a science credit you do not meet the O’level rule.

Is 130 a good score for Estate Management in Abia Poly? Yes. It is well above JAMB’s 100 minimum and the unofficial 120, and it is my safe target for this course.

Sources and updates

The 100 minimum for polytechnics and the 31 December 2026 admission deadline come from the News Agency of Nigeria report of JAMB’s 2026 policy meeting (11 May 2026). The 2025 figure of 100 is from Nairametrics (8 July 2025) and matching Blueprint and AllAfrica reports. The UTME and O’level requirements are from JAMB’s polytechnic brochure as reprinted by Myschool (ND Estate Management and Valuation brochure page), which has no Abia Poly remark. The course list is from Ogbonnaya Onu Polytechnic’s 2025/2026 ND/HND admission advert reprinted by Myschool (26 July 2025) and the Myschool list of Abia State Polytechnic courses. The “120 and above” figure and the screening form steps are from o3schools (3 February 2026) and are unofficial. The HND details are from a schoolings.org reprint (12 March 2026) that I could not match to an original notice. The renaming to Ogbonnaya Onu Polytechnic on 7 November 2024 and the school’s location are from Wikipedia and news reports of the renaming. The 2022 accreditation withdrawal and restoration are from news reports and the Abia State Government (1 September 2022). The safe target scores and the worked example are my own advice. Checked on 29 October 2026; this page will be updated when Abia Poly publishes its 2027/2028 notice.
