The ESUT cut off mark for Estate Management for 2026/2027 is 160 in the 2026 UTME. Enugu State University of Science and Technology’s official Post-UTME advert of 4 July 2026 placed its Faculty of Environmental Sciences in the 160 band, and only Architecture in that faculty was raised to 180. A score of 160 or more, ESUT as your institution and the right subjects made you eligible for online screening.
2027/2028 update: ESUT cut-off marks usually stay the same from one year to the next, so the figures on this page are what 2027/2028 candidates should plan with. They come from the latest official notice (2026/2027). If the 2027/2028 notice changes anything, we will update this page.
Do not read 160 as the admission score. It only lets you apply, and ESUT does not publish the final merit score for Estate Management or any other course. The JAMB brochure carries an ESUT remark for this course that changes the O’level list, and most blogs leave it out. Below you will find the official figure, the history I could trace, a safe target score marked as my advice, the ESUT O’level remark, how the no-test screening works, a worked example, the CAPS steps and the career path into valuation and property work.
ESUT cut off mark for Estate Management 2027/2028 at a glance
| Item | 2026/2027 position | Status |
|---|---|---|
| JAMB national minimum for universities | 150 | Official (JAMB policy meeting, 11 May 2026) |
| ESUT minimum UTME for Estate Management | 160 | Official (ESUT Post-UTME advert, 4 July 2026; Faculty of Environmental Sciences band) |
| ESUT final admission (merit) score for Estate Management | Not published | ESUT does not release one |
| Post-UTME test | None | Online screening only |
| Screening fee | ₦2,000 | Official |
| Faculty | Environmental Sciences | ESUT 2026/2027 advert |
| UTME subjects | English, Mathematics, Economics + one other subject | JAMB brochure (Myschool reprint); no ESUT UTME remark |
| Admission list | On JAMB CAPS from 13 October 2026 | Myschool report |
Keep the two numbers apart. The minimum UTME score is the gate ESUT announces before screening; below it, the portal will not take your application for that course. The merit score is the lowest score actually admitted into the course after screening, and ESUT does not announce it. Most of the confusion online about “ESUT departmental cut-off marks” comes from treating the first as the second.
Estate Management cut-off history at ESUT
| Session | Figure | What it is | Status |
|---|---|---|---|
| 2026/2027 | 160 | Minimum UTME to apply (Faculty of Environmental Sciences named at 160; Estate Management not singled out) | Official ESUT advert |
| 2025/2026 | 160 | Minimum UTME to apply (“Environmental Sciences” in the 160 group) | Previous year, from a blog summary of ESUT’s notice |
| Any year | Not published | Final merit score for Estate Management | No ESUT list found |
Estate Management has stayed in ESUT’s 160 band in both sessions I could trace. In 2026/2027 ESUT moved Architecture out of the faculty band and up to 180, which shows that it does review these figures course by course. Bands can move from one session to the next, so treat the 2025/2026 row as history and check the new advert when ESUT releases it.
Some blogs quote much higher ESUT “cut-offs” for courses such as Medicine (314) and Accounting (246) without an ESUT document behind them. None of the lists I checked gives a figure for Estate Management, so ignore any number for this course that ESUT itself did not publish.
Safe target score for Estate Management at ESUT (my advice)
This is my advice, not an ESUT rule. Estate Management is one of the busier courses in the faculty because property, valuation and facility management are visible careers in Enugu, Lagos and Abuja. Candidates who miss Architecture also drift into it. With no Post-UTME test in 2026/2027, nothing after JAMB could close a gap.
| Your UTME score | My read for ESUT Estate Management |
|---|---|
| 160 to 179 | Eligible, but you need strong O’level grades and some luck with the pool. |
| 180 to 199 | A fair chance. |
| 200 to 219 | A good chance. |
| 220 and above | Comfortable for Estate Management at ESUT on present patterns. |
For a 2027 attempt, my safe target for ESUT Estate Management is 200 or more, with credits in English, Mathematics and Economics. If you land between 160 and 180, keep Environmental Management or Geography and Meteorology in mind as a fallback within the same faculty.
Catchment and state of origin
ESUT has not published a catchment list. It is owned by the Enugu State Government, so Enugu indigenes are its primary catchment, but it admits candidates from every state. The 45/35/20 merit, catchment and ELDS split you may have read about is federal university policy, and ESUT has not said it applies it. If you are from outside Enugu, plan to win on your score and grades rather than on state of origin.
JAMB subject combination and O’level requirements for ESUT Estate Management
| Requirement | Estate Management |
|---|---|
| UTME subjects | Use of English, Mathematics, Economics and one other subject (no ESUT remark) |
| O’level (general brochure line) | Five credits including English Language, Mathematics and Chemistry |
| O’level (ESUT remark) | Five credits in English, Mathematics, Economics and one of Physics, Surveying, Building Construction, Geography, Biology, Technical Drawing or Fine Arts |
| Sittings | Not stated in ESUT’s advert; most universities allow up to two. Confirm on JAMB’s e-brochure |
| Direct Entry (ESUT remark) | ND or HND in Estate Management (grade not stated) |
| Special requirements | None published by ESUT (no interview or aptitude test) |
These come from the JAMB brochure entry for Estate Management as reprinted by Myschool (checked 29 October 2026). The UTME line has no ESUT remark, so the general rule applies: Mathematics, Economics and one other subject with Use of English. For the fourth subject, Geography is the sensible pick because it also counts on the O’level side and feeds straight into land and valuation courses.
The O’level is where ESUT differs. The general line asks for Chemistry, but the ESUT remark asks for Economics plus one subject from a list (Physics, Surveying, Building Construction, Geography, Biology, Technical Drawing or Fine Arts) and does not mention Chemistry. So for ESUT, a credit in Economics is the one you cannot miss. If you also hold a Chemistry credit, it removes any doubt if someone at clearance reads the general line.
For Direct Entry, the ESUT remark accepts an ND or HND in Estate Management. It does not give the grade, and ESUT’s advert only says DE candidates are screened online and must be cleared on JAMB e-facility by their former institutions. Confirm the minimum ND or HND grade and the entry level with the department before you apply.
How ESUT screening works for Estate Management
These were the 2026/2027 screening terms in ESUT’s advert. The window has closed for this session, but they show you what to prepare for 2027.
| Detail | ESUT 2026/2027 screening |
|---|---|
| Who could apply | Candidates who chose ESUT in the 2026 UTME, and candidates who did not choose ESUT but changed institution to ESUT through JAMB first |
| Score needed | The minimum UTME score ESUT set for the course (see the table above) |
| Direct Entry | Screened online too; former institutions must verify and clear DE candidates on JAMB e-facility |
| Registration window | Tuesday 7 July to Saturday 15 August 2026 (closed) |
| Fee | ₦2,000, paid at a bank through Enugu State IGR Pay Direct or online by debit card |
| Test | None. Screening is online only, with no physical screening and no aptitude test |
| Awaiting results | Allowed for May/June 2026 WAEC, NECO and NABTEB, but results released after 30 September 2026 are not accepted |
| O’level upload | Every candidate must upload O’level results on JAMB CAPS |
| Names | Must match on your O’level certificates, UTME result and other documents |
| Admission status | Published on the ESUT portal and JAMB CAPS |
ESUT has not published an aggregate formula. The 2026/2027 advert sets a minimum UTME score per course and an online screening with no test, and it says nothing about weights or O’level grade points. So the only arithmetic you can do with official figures is to check how far you are above your course’s minimum. Some blogs quote a Post-UTME percentage for ESUT; that cannot be right for 2026/2027, because there was no Post-UTME test to score.
Worked example for an Estate Management candidate
Take Ngozi, who scored 204 in the 2026 UTME with B3, B3, B2, C4 and C5 in English, Mathematics, Economics, Geography and Biology.
- Eligibility check (official): 204 minus the 160 minimum = 44 marks above the line.
- UTME half (illustrative method): 204 ÷ 8 = 25.50 out of 50.
- O’level half (illustrative method): 8 + 8 + 9 + 7 + 6 = 38 out of 50.
- Illustrative total: 25.50 + 38 = 63.50 out of 100.
Obinna scored 221 but has C5, C6, C6, C5 and C6. His illustrative total is 27.63 + 27 = 54.63, behind Ngozi. If ESUT ranks on UTME alone, Obinna leads. ESUT has not said which approach it uses, so the safe plan is to push both your score and your grades.
To see why your O’level grades can still matter, here is a method some other Nigerian universities use: half the aggregate from the UTME (your score divided by 8, out of 50) and half from five O’level subjects (A1 = 10, B2 = 9, B3 = 8, C4 = 7, C5 = 6, C6 = 5, out of 50). ESUT has not published this or any other formula. I use it only to compare two candidates, never to predict an ESUT cut-off.
How to apply for Estate Management at ESUT, step by step
- Get your JAMB profile code: text NIN, a space and your 11-digit NIN (for example NIN 12345678901) to 55019 or 66019 from the phone number linked to your NIN. JAMB replies with the profile code you need to buy the UTME form.
- Register the UTME with the right subjects: pick Use of English, Mathematics, Economics and one other subject such as Geography and choose ESUT and Estate Management. ESUT’s 2026 advert also let candidates who chose another school apply after a JAMB change of institution, but choosing ESUT from the start saves you that step and its cost.
- Upload your O’level to CAPS: once your WAEC, NECO or NABTEB result is out, have it uploaded to your JAMB profile at an accredited CBT centre or JAMB office. ESUT’s advert makes this compulsory for every candidate, and a result that is missing on CAPS can hold your admission back even after ESUT picks you.
- Open the ESUT screening form: go to portal.esut.edu.ng, select the session, and under Regular Students open the Admission Screening Registration for that session (Direct Entry has its own form). Enter your JAMB registration number and fill the details form to generate an invoice.
- Pay ₦2,000: pay at a commercial bank through Enugu State IGR Pay Direct with the printed invoice and its reference number, or pay online with a debit card.
- Finish and print: return to the portal, re-enter your JAMB registration number, complete the form, confirm and submit, then print the acknowledgement slip. ESUT warns that false information leads to disqualification.
- Check and accept on CAPS: log in at efacility.jamb.gov.ng, choose Check Admission Status, then Access my CAPS and Admission Status. If ESUT has offered you Estate Management, accept it, then print your JAMB admission letter.
- Pay the acceptance fee on the ESUT portal: blogs report ESUT’s acceptance fee at about ₦26,000 (₦26,100 in some reports). ESUT’s 2026/2027 notices I checked do not state it, so confirm the amount on the portal before you pay, and keep the receipt for clearance.
Warning
Paying ESUT’s acceptance fee does not accept your JAMB offer. Accept the admission on JAMB CAPS first, because an offer left unaccepted on CAPS can be withdrawn, and ESUT cannot register you without it.
ESUT’s 2026/2027 admission list appeared on JAMB CAPS on 13 October 2026, Myschool reported. JAMB gave candidates four weeks to accept an offer and set 31 October 2026 as the end of admissions for public universities. Myschool also reported on 28 October 2026 that ESUT had released change of course and transfer forms for 2026/2027. I have not read their terms, so check the portal if CAPS shows a course other than the one you applied for.
If a CAPS status confuses you, our JAMB CAPS guide explains each one. Candidates who chose another school can read the JAMB change of institution guide, and if you plan to sit the UTME again, start with when JAMB 2027 registration starts.
Studying Estate Management at ESUT
Estate Management sits in ESUT’s Faculty of Environmental Sciences, which in the 2026/2027 advert runs eight programmes: Architecture, Building, Environmental Management, Estate Management, Geography and Meteorology, Quantity Surveying, Surveying and Geo-informatics, and Urban and Regional Planning. ESUT’s main campus is at Agbani in Nkanu West Local Government Area, Enugu State. The pages I checked do not confirm where the faculty’s buildings sit, so treat Agbani as the likely base and confirm when you resume. ESUT’s brochure remarks for its environmental courses speak of a five-year programme, and Estate Management in most Nigerian universities runs for five years for UTME entrants. ESUT has not published the duration for this course on its own, so confirm it in the departmental handbook.
Estate Management trains you to value, manage, develop and advise on land and buildings. The early years mix economics, law and building studies; the later years are mostly valuation, property management and development appraisal. Expect areas like these:
- Valuation: methods for valuing land, houses, commercial property and compensation claims.
- Property and facility management: letting, rent reviews, maintenance and running estates.
- Land economics and land law: the Land Use Act, titles, leases and tenancy.
- Building construction and materials, and basic surveying.
- Real estate finance, investment appraisal and feasibility studies.
- Urban land use and planning law.
- Industrial training (SIWES) and a final-year research project.
NUC accreditation: After the National Universities Commission’s 2024 exercise, ESUT reported full accreditation for programmes in six faculties, Environmental Science among them (Enugu State Government, 21 May 2025). The report names faculties, not programmes, and gives no separate grade for Estate Management. That is a good sign for the faculty, but I found no programme-level result, so ask the department to confirm its status when you go for clearance.
To practise as an estate surveyor and valuer in Nigeria, graduates register with the Estate Surveyors and Valuers Registration Board of Nigeria (ESVARBON), usually after membership of the Nigerian Institution of Estate Surveyors and Valuers (NIESV) and the required experience. I did not find ESVARBON’s accreditation status for ESUT’s programme, so ask the department to confirm it before your final year.
Career paths after Estate Management
- Estate surveyor and valuer in private firms, after professional registration.
- Property and facility manager for estates, malls, banks and corporate buildings.
- Valuation and land officer in ministries of lands, housing corporations and banks’ mortgage desks.
- Real estate development, agency and investment advisory.
- Postgraduate study in real estate, land management or facilities management.

Mistakes Estate Management applicants make
- Treating 160 as the admission score: it only lets you apply; Estate Management is busier than the band suggests.
- Missing the Economics credit: ESUT’s O’level remark names it, and it is also a UTME subject.
- Assuming Chemistry is all you need: the general line names Chemistry, but ESUT’s remark builds the list around Economics.
- Expecting a Post-UTME test to rescue a low score: ESUT’s 2026/2027 screening had no test, so your UTME score and O’level do the work.
- Forgetting the CAPS upload: ESUT’s advert makes the O’level upload compulsory for every candidate.
- Late awaiting results: results released after 30 September 2026 were not accepted.
- Name mismatches: ESUT asks that names match across O’level certificates, the UTME result and other documents.
ESUT cut off mark for Estate Management: frequently asked questions
What is ESUT cut off mark for Estate Management 2026/2027? ESUT’s official minimum UTME score for Estate Management in 2026/2027 is 160, the band for its Faculty of Environmental Sciences. ESUT does not publish the final merit score, and I would aim for 200 or more to be safe.
Is 180 enough for Estate Management in ESUT? 180 clears the 160 minimum, so you could apply, and with strong O’level grades you have a fair chance. It is not a safe score for this course.
Is Chemistry compulsory for Estate Management in ESUT? ESUT’s brochure remark for Estate Management asks for English, Mathematics, Economics and one of Physics, Surveying, Building Construction, Geography, Biology, Technical Drawing or Fine Arts, without naming Chemistry. Economics is the subject you cannot miss.
Can I use awaiting result for ESUT Estate Management screening? Yes. ESUT allowed May/June 2026 WAEC, NECO and NABTEB awaiting results, but results released after 30 September 2026 were not accepted.
