The Heritage Poly Estate Management and Valuation cut off mark is 100 in the UTME, the national minimum JAMB set for polytechnics for 2026/2027. Heritage Polytechnic, Ikot Udota, Eket, a private polytechnic in Akwa Ibom State, has not published a departmental cut-off for Estate Management and Valuation in any year I could trace. The course appears on JAMB’s list for the school as “Estate Management and Valuation”, so ND admission runs through the UTME and JAMB CAPS.
2027/2028 update: Heritage Poly cut-off marks usually stay the same from one year to the next, so the figures on this page are what 2027/2028 candidates should plan with. They are based on JAMB’s 2026 national minimum, because Heritage Poly has not published its own course cut-offs. If the 2027/2028 notice changes anything, we will update this page.
NBTE’s 2020 Directory lists it as a private polytechnic (serial number 63) at Ikot Udota, P.O. Box 1029, Eket, approved in 2010. Wikipedia says it began in 1996 as the Christian Continuing Education Centre, founded by Emmanuel J. Ekott, and became a polytechnic in 2010. Wikipedia gives the website as heritagepoly.edu.ng, but I could not open it, and I found no official 2026/2027 admission notice, fee list or screening timetable. So this page sticks to what JAMB and NBTE publish, gives you my safe target score, and tells you what to ask the school.
Heritage Poly Estate Management and Valuation cut off mark at a glance
| Item | Position | Status |
|---|---|---|
| JAMB minimum UTME score for polytechnics | 100 | Official (JAMB 2026 policy meeting, reported by NAN on 11 May 2026) |
| Heritage Poly departmental cut-off for Estate Management and Valuation | Not published | No figure found for any year |
| My safe target for the 2027 UTME | 115 or more | My advice, not a school rule |
| Name on JAMB’s list | Estate Management and Valuation | Myschool reprint of JAMB’s course list, checked 3 November 2026 |
| Programme level | National Diploma (ND), full time | ND entry is through the UTME and CAPS |
| UTME subjects besides English | Mathematics and any two of Economics, Arts, Physics, Chemistry and Biology | JAMB polytechnic brochure |
| Programme accreditation | Not confirmed | Ask the department for its NBTE status |

Heritage Poly cut-off mark history for Estate Management and Valuation
| Session | Figure | What it is | Status |
|---|---|---|---|
| 2026/2027 | 100 | JAMB national minimum for polytechnics and monotechnics | Official |
| 2025/2026 | 100 | JAMB national minimum for polytechnics | Official (reported by Nairametrics, 8 July 2025) |
| Any year | None | Heritage Poly figure for Estate Management and Valuation | Never published in any source I found |
JAMB kept the polytechnic floor at 100 for two sessions running. A polytechnic may set a higher mark of its own, but Heritage Poly has never announced one that I could find, and it does not publish merit lists with scores. So 100 is the legal minimum, and anything above it improves your position.
Safe target score for Estate Management and Valuation (my advice)
These bands are my judgement as an admissions adviser, based on how small private polytechnic courses tend to fill. Estate Management and Valuation is a mid-demand course in private polytechnics.
| Your UTME score | My read for ND Estate Management and Valuation at Heritage Poly |
|---|---|
| Below 100 | Not eligible for any ND course this session |
| 100 to 114 | Eligible; your O’level and screening decide the rest |
| 115 to 139 | Good chance |
| 140 and above | Very strong for this course |
For the 2027 UTME I would aim for 115 or more. If you land between 100 and that figure, still apply: at a small private polytechnic your O’level grades, your subject combination and the screening will carry a lot of weight.
Estate Management and Valuation subject combination and O’level requirements at Heritage Poly
Use of English is compulsory for every UTME candidate, so JAMB’s brochure lists only your other three subjects. I read the Estate Management and Valuation page on Myschool’s reprint of JAMB’s polytechnic brochure on 3 November 2026. None of its remarks names Heritage Poly, so the base rule applies.
| Requirement | What it says | Source |
|---|---|---|
| UTME subjects (base rule) | Use of English, plus Mathematics and any two of Economics, Arts, Physics, Chemistry and Biology | JAMB polytechnic brochure |
| O’level (base rule) | Mathematics, English Language, a basic science and two from Geography, Economics or Commerce, Physics, Biology, Chemistry, Technical Drawing, Fine Art, Woodwork, Literature, Metal Work, Principles of Accounts and Book Keeping, and Government | JAMB polytechnic brochure |
| My recommended UTME set | English, Mathematics, Economics and Physics | My advice |
My recommendation is English, Mathematics, Economics and Physics. Economics is the closest subject to valuation and property markets, and Physics or Chemistry is safer than reading “Arts” loosely. Geography, which many candidates expect, is not in the UTME line.
O’level: Plan for five credits in no more than two sittings; the school has published nothing on sittings, and two is the usual polytechnic limit. Awaiting-result candidates can sit the UTME, but CAPS cannot offer you admission until your result is uploaded, so have it on the portal before the school’s list is processed.
Direct Entry and the HND route
There is no Direct Entry into the first year of an ND, and JAMB’s brochure leaves the Direct Entry section blank for this course. Blogs report a Heritage Poly HND admission list for 2026/2027, which suggests HND programmes run, but I have not seen the school’s own HND list. Under the standard NBTE rule, an HND needs an ND (usually Lower Credit or better) plus a year of industrial attachment, and you apply to the polytechnic directly, outside CAPS.
How admission screening works at Heritage Poly
| Detail | What is known | Status |
|---|---|---|
| Who can apply | Candidates who chose Heritage Poly in the UTME and scored at least 100 | JAMB rule |
| 2026/2027 admission notice | Not found | No official notice online |
| Form price and payment | Not published | Ask the admissions office |
| Test or interview | Not published | Ask the admissions office |
| Ranking formula | Not published | Unknown |
Small Nigerian polytechnics usually sell a form, check documents and sometimes run a short written test or interview. Heritage Poly has not said which it does. Ask the office these questions before you pay anything:
- Is Estate Management and Valuation admitting new ND students for 2027/2028, and does the programme have NBTE accreditation?
- How much is the form, where do I pay, and when do sales close?
- Is there a written test or interview, and on which subjects?
- What are the acceptance fee and first-year fees, and is there a hostel?
Worked example for an ND Estate Management and Valuation applicant (illustrative)
Take Imeobong, who wants Estate Management and Valuation at Heritage Poly. Imeobong scored 118 in English, Mathematics, Economics and Physics, and has credits in English, Mathematics, Physics, Economics and Geography from one sitting.
- JAMB minimum: 118 minus 100 = 18. Imeobong is eligible.
- My safe target: 118 against 115 is 3 above it.
- UTME subjects: they match the line in the table above.
- O’level: five credits that cover the compulsory subjects for Estate Management and Valuation.
If Heritage Poly used a 50:50 ranking, 118 divided by 8 gives 14.75 out of 50, and a screening score of 30 out of 50 would bring the total to 44.75. That formula is only an illustration of how such rankings work. Heritage Poly has not published one, and many small polytechnics simply admit everyone who qualifies.
Your chances of getting Estate Management and Valuation at Heritage Poly
- If you meet the subject rules and score 100 or more, your biggest risk is that the course may not be running this year. Confirm that first.
- Estate Management and Valuation is a mid-demand course in private polytechnics, so a score near my target of 115 gives you room if the department has more applicants than places.
- Candidates from Eket, Esit Eket, Onna, Ibeno, Mkpat Enin and Oron save on transport and rent by studying close to home, which adds up over a two-year ND.
- JAMB told polytechnics to finish 2026/2027 admissions by 31 December 2026, so offers for current candidates can come late. Keep checking CAPS until then.
How to apply for Estate Management and Valuation at Heritage Poly, step by step
- Get your JAMB profile code: text NIN, a space and your 11-digit NIN to 55019 or 66019 from the phone line linked to your NIN.
- Register the UTME correctly: choose Estate Management and Valuation with English, Mathematics, Economics and Physics, and pick Heritage Polytechnic as your polytechnic.
- Fix your choice if needed: if Heritage Poly was not your choice, do a JAMB change of institution before screening. To move into Estate Management and Valuation from another course, see JAMB change of course.
- Upload your O’level to CAPS: visit an accredited JAMB CBT centre once your WAEC, NECO or NABTEB result is out.
- Contact the polytechnic: visit the admissions office at Ikot Udota, Eket (or the website if it loads for you), confirm that your course is admitting, and pay only through the channel the school names.
- Attend screening: take your UTME result slip, O’level result, birth certificate or age declaration, local government identification and passport photographs.
- Accept on CAPS: log in at efacility.jamb.gov.ng, open Check Admission Status, then Access my CAPS, and accept. Our JAMB CAPS guide explains each status.
- Pay acceptance and register: get the amounts from the bursary in writing, pay through the channel the school names, then complete medical and departmental registration.
Warning
Heritage Poly admissions, like all ND admissions, are only valid when they show on JAMB CAPS. If an agent offers you a “guaranteed” place or a special list for money, walk away and deal with the admissions office directly.

Studying Estate Management and Valuation at Heritage Poly
Wikipedia places it in the Faculty of Environmental Studies. Heritage Poly has not published a course outline, so the list below is the usual NBTE pattern for ND Estate Management and Valuation in Nigerian polytechnics.
What you study
- Principles of valuation and property investment
- Land law and land administration
- Property and facilities management
- Building construction and measurement for estate surveyors
- Economics, statistics and introductory accounting
- Land surveying and mapping basics
- SIWES with an estate firm and general studies
Duration and accreditation
Under the standard NBTE structure, the ND runs for two years full time, with a SIWES placement. Students who want the HND then do a one-year industrial attachment before applying, and the HND usually asks for an ND at Lower Credit or above. Heritage Poly is in NBTE’s 2020 Directory (private, approved 2010), which confirms the school itself. I could not confirm the NBTE status of ND Estate Management and Valuation specifically. That matters: an ND from a programme NBTE has not accredited can cause problems when you apply for an HND or a job. Ask the department for its accreditation letter before you pay fees.
Careers after the ND
- Estate agent or letting officer
- Property management assistant with an estate surveying firm
- Valuation assistant in a bank or estate firm
- Land and rating officer assistant in local government
- Facility management assistant
- HND Estate Management, then the route towards estate surveying and valuation

Mistakes that cost Estate Management and Valuation applicants
- Geography in the UTME: it is not on the base line for this course, even though it appears at O’level.
- No science credit at O’level: the rule asks for a basic science.
- Leaving out Mathematics: it is fixed in the UTME line.
- Confusing it with Quantity Surveying: the two lines differ; check the right one before you register.
- No O’level on CAPS: JAMB cannot approve an offer until your result is uploaded.
Heritage Poly Estate Management and Valuation: frequently asked questions
What subjects do I need for Estate Management in Heritage Poly? Use of English, Mathematics and any two of Economics, Arts, Physics, Chemistry and Biology. English, Mathematics, Economics and Physics is the safe pick.
Is 105 enough for Estate Management and Valuation at Heritage Poly? It clears JAMB’s minimum of 100, and Heritage Poly has published no higher figure. It is a little below my safe target of 115, so a strong O’level result and a good screening will matter.
Can I use Geography for Estate Management at Heritage Poly? Not in the UTME. Geography is not on the base UTME line for polytechnic Estate Management, though it counts at O’level.
Is Estate Management and Valuation at Heritage Poly accredited? Heritage Poly itself is in NBTE’s 2020 Directory (private, approved 2010). I could not confirm the accreditation of ND Estate Management and Valuation specifically, so ask the department for its NBTE letter before you pay fees.
Sources and updates
The 2026/2027 polytechnic minimum of 100, the 31 December 2026 deadline and JAMB’s warning against admissions outside CAPS come from JAMB’s 2026 policy meeting as reported by the News Agency of Nigeria on 11 May 2026; the 2025/2026 figure of 100 is from Nairametrics (8 July 2025). The course name is from the Myschool reprint of JAMB’s course list for the school. JAMB’s subject and O’level rules are from Myschool’s reprint of the JAMB polytechnic brochure page for Estate Management and Valuation, which I checked on 3 November 2026. The polytechnic’s address and approval year are from NBTE’s 2020 Directory of Accredited Programmes (serial number 63); its history, faculties and website are from Wikipedia’s article on Heritage Polytechnic. The safe target, the worked example and the ranking illustration are my own advice. Checked on 3 November 2026; this page will be updated when Heritage Poly publishes a 2027/2028 notice.
